Mortgage File Stacking Order

A properly stacked file moves through underwriting faster. Underwriters have a mental model of where every document should be — when files are out of order, underwriters slow down and conditions increase. Here's the standard stacking order CTC uses.

Frequently Asked Questions

Does the stacking order matter if everything is uploaded to the LOS?

Yes — most LOS platforms allow underwriters to view documents in any order, but standard stacking means the underwriter finds what they need faster. Properly stacked files receive fewer conditions on average.

What goes first in a conventional loan file?

1003 application → AUS findings → credit report → appraisal (if available) → income → assets → title → disclosures. CTC follows this order for every conventional file.

Is the stacking order different for FHA and VA loans?

Slightly — FHA files lead with the case number and FHA appraisal; VA files lead with the COE and NOV. CTC manages the loan-type-specific stacking for every government file.

Put this into practice.

CTC handles the file so you can stay in front of borrowers and Realtors.
