Is the checklist different for FHA, VA, and USDA loans?

Yes — government loans require additional items: FHA needs a case number, VA needs a COE, USDA needs rural eligibility verification. CTC provides loan-type-specific addendum checklists for each program.

What income documents do I need for a self-employed borrower?

2 years personal tax returns (all pages, all schedules), 2 years business tax returns if applicable, year-to-date P&L, and a CPA letter confirming self-employment status and business viability.

How recent do bank statements need to be?

Most investors require the 2 most recent months of all asset accounts. Statements older than 90 days at the time of closing will need to be updated.
