How do I know if a mortgage file is on track to close?

What causes a closing to get pushed back?

The most common causes: appraisal delays, HOA document delays, last-minute underwriting conditions, and title issues. Most can be prevented by a proactive processor who front-loads third-party orders.

Should I allow 30 or 45 days for the financing contingency in Colorado?

In most Colorado markets, 21–30 days is achievable for a clean conventional file. VA and FHA files often need 30 days. Rural, mountain, and resort properties should use 35–45 days to account for appraisal and recording delays.
