Income and Employment Conditions
DTI Ratio Condition — A back-end DTI condition means the borrower's total monthly obligations exceed the lender's maximum. This is the most common approval condition CTC sees. Resolution options: pay off installment debts with under 10 months remaining, add a co-borrower, or reduce the loan amount. Employment Gap Condition — Gaps over 30 days in the past 2 years require written explanation. Acceptable reasons include medical leave, family care, involuntary layoff, educational leave, and PCS military moves (common on El Paso County VA files). Income Inconsistency Condition — Year-over-year income decline, discrepancies between tax returns and pay stubs, or unconfirmed recent raises all trigger this condition. VVOE Condition — Verbal Verification of Employment is required within 10 business days of closing on every file. Asset and Down Payment Conditions
Large Deposit Condition — Deposits exceeding roughly 50% of the borrower's gross monthly income in the last 60 days require sourcing. CTC reviews bank statements on intake and identifies every deposit that will need a Letter of Explanation and supporting documentation before the file goes to underwriting. Gift Fund Sourcing Condition — Incomplete gift documentation — missing donor bank statement, no wire confirmation, or gift letter that doesn't match the actual transfer — is one of the most common conditions CTC clears. Reserves Condition — Reserve requirements range from 2 months (basic conventional) to 12+ months (jumbo, multiple properties). Property and Appraisal Conditions
Low Appraisal Condition — When the appraisal comes in below purchase price, options include: Reconsideration of Value (ROV) with supporting comparables, price reduction, buyer pays the gap in cash, or cancellation. FHA and VA MPR Repair Condition — FHA Minimum Property Requirements and VA MPRs flag health, safety, and structural issues the property must correct before closing. Common issues: peeling paint on pre-1978 homes, roof with under 3 years of remaining life, inoperative mechanical systems, safety hazards. HOA Warrantability Condition — If the HOA questionnaire shows investor concentration over 35%, pending litigation, delinquency above 15%, or hotel-style STR management, the condo is non-warrantable. CTC identifies non-warrantable condos on day one and immediately identifies portfolio or Non-QM investors who will accept the project — saving 2–3 weeks of failed underwriting with the wrong lender. Rental History / Thin Credit Condition — Borrowers with fewer than 3 tradelines or very short credit history need alternative credit documentation. VA COE Condition — If the VA's LGY system can't retrieve a Certificate of Eligibility automatically (common for older service periods), a manual COE request via DD-214 must be submitted. Income Documentation
